4. Marketing

5. Viewings
When viewings cannot be carried out by the seller, we can arrange for accompanied viewings by a member of our team.
6. Receiving an offer
Timing is everything. We will inform you as soon as we receive an offer both verbally and in writing. We will also provide our advice as to whether we feel the offer is worth progressing.
We will advise you of and explain any special conditions attached to the offer, as well as ascertaining the prospective purchaser’s ability to proceed.
7. Instruct a solicitor
solicitor details. You will need a solicitor or licensed conveyancer to act on your behalf during the selling process.
We appreciate that selling a home can be a costly experience, however we do encourage you not to choose a solicitor based on their fees alone. We strongly advise using a firm that has local knowledge, our experience has shown that online solicitors or ones that have little or no experience of the local area can delay the process and cause unnecessary stress.

With that said, our role is to ensure we take as much of the stress out of the selling process and will work with whoever you chose to appoint – after all, it’s your sale.
8. Sales progression
Once solicitors are appointed we will prepare a memorandum of sale.
The stages that follow will include your solicitor drafting a contract and sending it to the purchaser’s solicitor. They will arrange and oversee preliminary enquiries, agree survey dates, exchange of contracts and a preliminary date for completion.
Our role throughout the process is to facilitate the sale by continually negotiating and driving the transaction forward on your behalf, ensuring minimal time and complications in completing.
Unlike many online estate agents, our dedicated staff will work hard to provide a service that makes the process as simple and efficient as possible for all parties concerned, ensuring we liaise with estate agents and solicitors involved in your chain.
9. Completion
Completion takes place when the residual balance of monies (typically 90%) are transferred from the buyers solicitor to your solicitors account. You will receive confirmation from your solicitor that they are in funds and this will trigger the release of keys.
